We’re always working to reduce the number of leaks and bursts we have across our network and ensure we continue to supply top quality drinking water.
With this in mind, we’re going to be making some improvements to the water network in the Staplecross, Northiam and Horns Cross areas of Sussex.
What’s going to happen and when?
We’re planning to replace around 6,000 metres of water pipes in different phases in the Staplecross, Northiam and Horns Cross areas of Sussex.
The planning for this project is underway and we’re currently aiming to start work in the first phase of work on Monday, 26 October 2026.
Work in this phase will include laying around 2,375 metres of new mains in Horseshoe Lane, King’s Bank Lane and Furnace Lane, with further work to take place on the A28 Station Road, and follow in the Northiam and Horns Cross areas.
Our teams will work weekdays and some Saturday mornings.
The first phase of the project is expected to take around 12 months and we expect the project to take around 27 months in total to complete in full, across the different phases. We’ll do our best to get the work done faster if we can.

We plan to hold drop-in sessions to discuss further phases of work in this project and we’ll provide the details for these on our website in due course.
Road closures and diversion route maps
Rolling road closures will be in place for the safety of motorists, pedestrians and our work force. The first of these will be on Horseshoe Lane, starting on Monday, 26 October, 2026.
We anticipate this will be in place on Horseshoe Lane for around three months, before work follows on in King’s Bank Lane, with a rolling road closure in place.
Further work in this phase of the project will continue in the new year, with work continuing on Furnace Lane. Diversion routes will also be in place during the road closures, with full details of these to be published on this page, once confirmed with East Sussex Highways.
The road closures are in red, with diversion routes in blue in the maps below, while we work in Horseshoe Lane, Furnace Lane and King’s Bank Lane.
Elsewhere, we’ll be working along the A28 Station Road from Monday, 2 November, using two-way traffic lights until July 2027.

We’re sorry for the disruption this work is going to cause; we know it’s inconvenient. We’ll do our absolute best to keep it to a minimum.
We’ll maintain access to homes and businesses during this work.
There may be a wait occasionally if we’re working directly outside the entrance to a property just while our team makes the area safe to cross, or complete an element of work such as a concrete pour.

There may be a short interruption to supply when we connect our new pipes to the existing network.
We’ll let those impacted know if this is going to happen at least 48 hours beforehand.
