With this in mind, we’re going to be making some improvements to the water network in the Staplecross, Northiam and Horns Cross areas of Sussex.

What’s going to happen and when?

We’re going to replace around 6,000 metres of water pipes in different phases in the Staplecross, Northiam and Horns Cross areas of Sussex.

The planning for this project is underway and we’re currently aiming to start work in the first phase of work on Monday, 7 September 2026.

Work in this phase will include laying around 2,375 metres of new mains in Horseshoe Road, Furnace Lane and King’s Bank Lane, with further work to follow in the Northiam and Horns Cross areas.

Our teams will work weekdays and some Saturday mornings.

We expect this phase of the project to take approximately three months in total, with the project taking around 18 months in total to complete in full, across the different phases. We’ll do our best to get the work done faster if we can.

We plan to hold drop-in sessions to discuss further phases of work in this project and we’ll provide the details for these on our website in due course.

We’re sorry for the disruption this work is going to cause; we know it’s inconvenient. We’ll do our absolute best to keep it to a minimum.

We’ll maintain access to homes and businesses during this work.

There may be a wait occasionally if we’re working directly outside the entrance to a property just while our team makes the area safe to cross, or complete an element of work such as a concrete pour.

Rolling road closures will be in place for the safety of motorists, pedestrians and our work force.

Diversion routes will also be in place during the road closures, with full details of the routes and traffic management to be published on this page, once agreed with East Sussex Highways.


There may be a short interruption to supply when we connect our new pipes to the existing network.

We’ll let those impacted know if this is going to happen at least 48 hours beforehand.
